When Elad Properties set out to build the world’s only paparazzi-proof condominiums for the most elite residents, they knew their high profile project had to shine. Home to Bruce Willis and Larry King among others, the 24 storey building included 78 private condominiums with price points beginning at $2.9 million and penthouses ranging from $12 million to $15 million. The building incorporates several unique features that would keep residents hidden from snooping eyes and camera lenses. For instance, the crescent shape of the building disrupted lines of vision, allowing each unit to feel remote and private. If trespassers would be able to get passed the Israeli-trained VIP security guards, the cutting-edge weight sensing technology would ensure they would be apprehended. The 4 level parking structure is equipped with a modern elevator system that leads owners to their respective suites without so much as a single hallway. However, its placement above an active aquifer challenged the architects and their design concept.
In order to deliver a building that encompassed innovation, security and durability, the project stakeholders collectively choose to waterproof every portion of the below grade areas with Kryton International Inc.’s waterproofing systems. The parking structure that held the elaborate elevator system would be constructed by shotcrete eliminating conventional membranes as a waterproofing option. The walls used Kryton’s Krystol Internal Membrane (KIM), and the slab and wall joints used the Krystol Waterstop System. Control cracks were intentionally implemented, as concrete typically cracks during the curing process, and those were addressed using Kryton’s crack repair system. When addressing all tie-holes and beam pockets, Kryton’s detailed application instructions were helpful in safeguarding those areas.
