Background

The Norwest Private Hospital project consists of two main portions: the four-story Private Hospital and the three-story Medical Centre. Excavation for the project commenced in January 2008. The Hospital structure was completed in 14 weeks and the ground floor of the Medical Centre was followed shortly afterwards. This facility includes the development of 171 beds, 10 operating theaters, over 8,000 square meters (86,000 square feet) of strata suites and 690 car bays. With its light, airy, elegant look and feel, it has all the finishes of a modern hotel.

Almost all rooms in the hospital are private with generous ensuites. Each patient room has wall to wall windows and distant or courtyard views. All rooms include bar fridge, TV, data outlets and discretely concealed medical gas service panels.

Norwest Private Hospital is based in an area where the majority of admissions to hospitals from residents are of private patients, reflecting the high level of health insurance.

The hospital is located in the prestigious Norwest Business Park, awarded runner up in the master plan category at the International Real Estate Federation FIABCI Prix D'Excellence Awards for 2007. Over the past 15 years, it has become home to 450 businesses, 23,000 employees and 4,700 residents.

Solution

The construction team decided to use Kryton’s Krystol Internal Membrane (KIM) as a cost analysis proved that integral waterproofing costs less than conventional membranes, the manufacturer offered a longer warranty term, and because the team had used the Krystol systems in the past with great results.

A total of 3200 cubic meters (4200 cubic yards) of KIM was used to waterproof the car-park decks, water tanks, onsite substation, ground slab (largest single pour of 630 cubic meters (820 cubic yards)), roof decks, and all other exposed areas throughout the levels.

By simply adding KIM to the concrete mix at the time of batching, waterproofing concrete becomes a quick and easy process that won’t hold up the construction timeline. The Krystol system uses advanced integral crystalline waterproofing technology to transform porous concrete into a permanent, water-resistant barrier and provide a guaranteed defence against water damage and steel reinforcement corrosion. If cracks later form, the incoming water will react with KIM and trigger further crystal growth, filling cracks and keeping the structure watertight.

Norwest Private Hospital officially opened its doors on September 7th, 2009.
